Rental Reminders and Tips
High rental demand, means most suites usually get leased fairly quickly and it’s important to have the following documentation prepared and in place when putting together an offer (including any Guarantors you may have):
- Rental Application: We can provide a Rental Application form to you by email that you must fill out along with supporting documentation.
- Rental Duration: 12 mo. minimum is the most commonly accepted lease term.
- Full Credit Report with Credit Score (no more than 45-days old): This includes submitting all credit report pages. Full Credit Reports with Score can be obtained online from Equifax (www.equifax.ca) or Trans Union (www.transunion.ca). You may need to pay with a credit card and answer a few personal/confidential questions.
- Current Employment Letter: An up-to-date Employment Letter with company letterhead, start date, job status, job title, length of employment and salary.
- Recent Pay Stubs: Your two most recent Pay Stubs supporting your current employment (or previous employment if starting a new job).
- Reference Letters: This can be your current landlord and/or co-worker confirming good character and financial responsibility.
- Photo Identification: A government issued Photo Identification is required with all applications. Valid Driver’s License, or a Passport are acceptable.
- Rental Deposit: The first and last month’s rent is required with an offer to lease within 24 hours upon acceptance of an offer.
- Key Deposit: Additional deposit requested by landlords for keys, key fobs, mailbox keys and garage door openers (fully refunded at the end of the lease upon their return). For any lost items, the deposit will be used to replace the item(s) and shall not be refunded.
- Tenant Liability Insurance: Mandatory requirement for all leases. Insurance can be obtained through a bank or any insurance company, and must be obtained and effective on the date of occupancy. No keys or access will be provided to any Tenant without proof of Tenant Liability Insurance.
- Utilities: Most newly built condominium buildings do not include utilities such as hydro electricity therefore you will likely need to pay for your own hydro electricity bill. Water bills and heating bills are also becoming more common as tenant expenses. Monthly costs will vary based on occupant usage, and building.
