Some property owners who do not wish to manage the property themselves, prefer to work with full service property management team (like us) to handle everything for them.
Then there are foreign investors who are invested in both the Toronto and Montreal real estate market, but live out of town or are away for long periods of time, and cannot maintain the daily real estate management grind. So a typical process with us would look something like this…
- Get to know each other:
- Discuss the expectations and see how we can work together. It has to be a win-win scenario, or why even bother.
- If we are all on the same page, we sign a simple service agreement.
- Then we follow up with an in-depth description and photography session of the property.
- Marketing your property:
- We market your property on our web site and others until it is rented.
- Introduce your property with our network of contacts (relocation agencies and corporate clients).
- Organizing the visits of the property.
- Propose your properties with interested and potential tenants.
- Follow-up and communicate with clients to close a deal.
Best of all, we are NON-EXCLUSIVE you can always still rent your property yourself!
Full Service
If you are looking to be hands off, then we can also provide additional services such as the following.
- Tenant placement is easily the first thing on the mind of every a landlord; and for some that’s all they need. We can help find the right tenant for you.
- Rent Collection. We can collect monthly rent for you and deposit it directly to your bank account every month.
- Help arrange and manage repairs and handyman to the property.
- Coordinate and communicate with you and the tenants to ensure issues will be solved efficiently.
- Check-in & Check-out inspections and record deficiencies in the property.
What makes us different?
We help bring people together. One time a doctor from Europe stayed with us (her first time in Canada), and forgot her laptop in the taxi. She was visibly shaken and didn’t know what to do. We stayed with her for probably close to two hours just talking things over with her, calming her down and walked with her to the nearest police station to make a report. She never got her laptop back, but was really grateful and really appreciated just us being there for her in a moment of panic…She even gave us a heartfelt hug when she checked out.
